On a thirty-four-acre site west of The Woodlands Mall, Fort Worth–based Trademark Properties developed Market Street as a “traditional downtown” retail district with architecture intended to evoke “a small town feel and create ‘instant history,’” as the architects described the complex. Not to be outdone, The Woodlands Mall of 1994 by ELS/Elbasani Logan of Berkeley, the last “traditional” shopping mall constructed in the Houston area, added a 150,000-square-foot open-air lifestyle center (RTKL of Dallas with landscape architects MESA Design Group of Dallas) to its south flank, connecting the internalized mall to The Woodlands Waterway.
